  1. Is it a dormitory or an apartment? Evanston Heights Apartments is a private real estate company which primarily serve the students of RCTC and the Mayo Clinic. Each unit is a 4-bedroom, 2-bath apartment approximately 1250 sq feet.

  2. What is included? Proximity to the school and inexpensive off-street parking are only a couple of the advantages to living with KOA Evanston; we also offer 9-month leases that include basic utilities!

  3. What about cable/internet? Phone, cable, and internet services are not provided. Those can be arranged through Qwest and Charter Communications.

  4. Can I break my lease? No, KOA Evanston does not allow a lease to be broken. If you are unsure whether you will be staying the full 9 months, we recommend alternative housing arrangements. Subleasing is not permitted.

  5. Laundry Facilities? There are coin-operated washers and dryers on every floor of our buildings for your convenience. Sorry, no fluff ‘n fold!

  6. What if I pay my rent late? Rent is due on the 1st of the month with Late Fees after the 5th. Breech of lease could result in eviction, so please pay on time.

  7. Is there parking? We have a small yearly parking permit fee ($117) for off-street parking, due with registration of the vehicle. Guests must register at office.

  8. What do I owe when I check in? September rent will be due plus any portion of August (prorated) included on the lease. May rent is also prorated; however, it may not be covered by the Security Deposit.

  9. When may I check in? Mark your calendars for the weekend prior to the beginning of the fall semester. We’re sorry, but early check-in is not possible.

  10. What about pets? KOA Evanston has a strict, no-pets policy.
  11. What if I lose my keys? Accidents happen, but there may be a delay before we are able to assist you. There is also a fee for key replacements, therefore it is wise to coordinate with your roommates a lockout plan and, most importantly, protect your keys! Call Security (259-4649) after office hours.

  12. What are the office hours? Our office is open Monday thru Friday, from 1-4pm. Please leave a message (281-1347) for apartment-related emergencies, or call 911 or the local police department for any life-threatening emergencies.

  13. May we have overnight guests? All overnight guests’ vehicles must be registered with the office. Tenants are responsible for all guests, at all times, and you must gain permission from all roommates for overnight visits for each visit.

  14. Do you supply vaccuum cleaners? Sorry, we do not supply vaccuums.

  15. What about pests? If you have a pest problem, please contact the office.
